Placement Fees

The tenant placement fees will be equivalent to one month's rent for each new tenant secured.

Responsibilities

The Owner appoints Everlast Property Management Inc. as the authorized agent to oversee all aspects of property management, including leasing, rent collection, maintenance, inspections, and tenant relations.

  • Advertise and market rental units.
  • Conduct property showings and screen applicants.
  • Run credit, income, and background checks.
  • Prepare and execute lease agreements, collect deposits, and complete move-in inspections.
  • Conduct move-in and move-out inspections.
  • Coordinate cleaning and necessary repairs between tenancies.
  • Manage key exchanges and ensure units are ready for occupancy.
  • Collect rent payments promptly and issue receipts.
  • Manage online and automatic payment options.
  • Maintain accurate rent collection and deposit records.
  • Handle late payments, issue legal notices, and assist with eviction procedures when required.
  • Perform monthly exterior and semi-annual interior inspections.
  • Coordinate repairs, maintenance, and seasonal services (lawn care, snow removal).
  • Ensure common areas remain clean and safe.
  • Provide an annual maintenance and expense report to the Owner.
  • Maintain a 24/7 emergency contact number for tenants.
  • Respond promptly to urgent maintenance or safety issues.
  • Communicate regularly with the Owner regarding resident updates and property status.
  • Provide monthly activity and expense summaries with receipts as requested.
  • Be available to tenants Monday through Friday, 9 a.m. – 5 p.m., excluding emergencies.
